The building development and the gardens are in close dialogue with the water. In accordance with the building site location, we have created an atmosphere that makes the water part of the development and creates gardens by the water.
Four entry areas in an urban setting are being created with commercial units and offices, forming the different addresses along the main road to Freising. These areas lead to the entrances to the residential and commercial units or the communal areas. Then comes a garden courtyard stretching out across the Garching millstream to the former open-air swimming pool and finally to the extensive meadows of the Englischer Garten.
The view from the east – from the Englischer Garten – to the district by the millstream reveals a building development open to the water, whereas from the Freising road – despite the cohesive surroundings – a moving image with different addresses and passageways is created. The development is withdrawn from the road space and is covered with large trees. This gives rise – along the Freising road too – to an attractive and useful access area. All residential units face the courtyards to give every resident an uncluttered view towards the Garching millstream and the generously sized open spaces with their garden-like atmosphere.
The buildings appear to be placed in the garden landscape and have nothing directly opposite them, thanks to the crystalline shapes, even at the consciously planned narrow points. The crystalline form is continued in the roof landscape and turns every building into a unique specimen. The roofs are planted: roof terraces were intentionally dispensed with to strengthen the quality of the garden-like outer areas and to fill them with life. Bridges, seating steps, terraces and lounge decks along the river make the millstream an important part of the settlement and enable life by the water.
