Finally abandoning the modern separation of functions and experiencing again the combination of living, work and leisure in a single place and in a single building – that’s the chance for the development of this building.
The central location of the Baakenhafen, the density and the aspired-to leisure quality are augmented by the control rooms with home offices, the home club and the communal roof kitchen garden. With this in mind, we assigned the greening directly as added value to the free spaces of the flats and thus achieved a new quality of use: the atmosphere of a green room, a garden on an upper storey, as solar protection, as wind protection, as kitchen garden and as a clear design feature of the building, with a community-building effect.
Thus the green is a direct added value for the residents of the HafenMole customer association, for life and as identification point: for the self-image and pride of the residents in their work and home. The combination of address, home club, the stage of the staircase and the roof garden are part of the common sphere, the flats part of the private sphere.
Address, layout structure, green and control rooms
The home club simultaneously forms the address and is a room to come home to and linger in. The location of the stairway in the courtyard forms a passageway and second entrance, which means that the club has an everyday function but can also be used alone and separated from the rest of the building for fire protection reasons. The staircase is a communal stage with a green room before it via which flats can also be entered, and enabling direct access to the green room through the control rooms.
The control rooms are on the east side together with the individual rooms of the flats, and thus develop a great flexibility together with the central bathing area. For use in connection with the flats and also as an independent unit.
